Typical Tenant Floor Ceiling Height: Nine-foot ceiling heights with ample glass to maximize natural light.

HVAC: Base building will provide a digital control system to maximize tenant comfort and after-hours control.

Access Control/Fire Protection: Card keys will allow tenants 24/7 access to space after regular business hours and on weekends. Security cameras in strategic locations in the building and in the garage. Fully sprinklered.

Telecommunications Systems: We are committed to incorporating the latest in building technology to benefit our tenants.

Electrical Service: Design loads of two watts per USF for lighting and six watts per USF for other power requirements.

Landlord's Shell Building:
The Building shell shall include the following:
  1. All core walls in place and ready for paint
  2. All exterior walls and the interior side of corridor walls with metal studs and insulation
  3. Concrete floor ready for carpet
  4. Sprinklers installed in a general pattern required by code for vacant space with heads turned up.
  5. All main HVAC ducts and VAV boxes (1 per 900 USF) provided by the Landlord. All distribution by Tenant
  6. Building standard ceiling grid installed in a 4' x 4' pattern. Ceiling grid to complete a 2' x 2' pattern and building standard ceiling tile supplied by landlord and installed by Tenant.
  7. Building standard light fixtures supplied by landlord at a quantity of one 2x4 fixture per 100 square feet. Installation by Tenant
  8. Building standard blinds
  9. Building fire alarm installed to meet code for shell building. Tenant to provide and install detectors and visual and audible devices as required by code in tenant spaces
  10. Electrical power at the panels for each floor with design loads of two watts per USF for lights and six watts per USF for other power requirements
Green Building: Building systems are designed to be sensitive to tenant comfort and the environment. The building is designed with many features that are recommended as part of the Leadership in Environmental and Energy Design (LEED) program of the US Green Building Council.
